Procedures for Combining Lots or Parcels into One Parcel
In order to combine two or more lots, tracts or parcels into one, the lots must be replatted into one.
A plat showing the proposed replat must be submitted. State statutes and Borough ordinances require that plats be prepared by an Alaska Registered Land Surveyor.
The proposed replat will be presented to the Planning Commission for their approval.
Normal fees associated with this process would be:

Everyone who has a legal interest in the property (bank, lending institution, etc.) will be notified by the Borough. Their interest may limit or prohibit the replat or may require their signature on the plat.
Current year taxes must be paid before finalization. If finalization is to occur before the tax bills are mailed out, an estimated amount is calculated and must be paid before the plat is finalized.
A soils report is needed for some plats to satisfy the well and septic regulations of KPB 20.40.
The fee for this investigation/report may be included in the surveyor’s quote. A soils report is not required if the replatted lots increase in size by 1,000 square feet or more.
The plat must meet all the conditions of the current ordinance. A copy of the current ordinance is available from the Kenai Peninsula Borough.
